Sheet 02 · Insurance scope & cost documentation

When the offer won’t cover the build.

The most common reason a rebuild stalls is a settlement priced below what construction actually costs. We produce the contractor-side documentation — real scope, real line items, real current pricing — that you and your adjuster need to close that gap.

The gap

Why the first
number is low

Initial loss estimates are usually generated from estimating software applied to a general description of the house. That process is fast, and it systematically misses the things that make a specific lot expensive to build on.

It misses code upgrades triggered by rebuilding. It misses site conditions — slope, soils, access, retaining, drainage. It misses the custom assemblies that were actually in your house. It misses escalation between the date of loss and the date you actually break ground.

None of that is a fight. It is a documentation problem. A carrier can only pay for what has been shown to them in a form they can process.

What we produce
  • Detailed line-item estimate broken out by trade and assembly
  • Current material and labor pricing, sourced and dated
  • Code-upgrade scope identified and priced separately
  • Site and access conditions documented with photos
  • Supplemental estimates as concealed conditions appear
  • Written responses to adjuster questions on scope and cost
  • Documentation formatted to match how carriers review claims
  • Coordination with your public adjuster or attorney if you have one

What we are, and what we aren’t

We are your contractor. We document what the work costs and we stand behind those numbers because we are the ones who have to build to them. We are not a public adjuster, a claims consultant, or a law firm, and we do not represent you in negotiations with your carrier or handle your claim for you. If your claim needs that kind of representation, we will tell you so and we work alongside the licensed professionals who provide it.

No charge for the first conversation. Tell me what you have — a lot, a claim, a set of plans, or just a question — and I’ll tell you honestly whether I’m the right fit.
