Where ADUs go wrong

The utilities

Panel capacity, sewer connection, and water service decide whether an ADU pencils. We check them before you pay for drawings, not after plan check sends the set back.

The lead times

Windows, doors, and equipment run three to four months. An ADU schedule that doesn’t place those orders in the first weeks is already late and nobody has noticed yet.

The allowance

“Finishes TBD” is how a fixed price becomes a moving one. We price real selections, or we tell you plainly what the allowance covers.
